Located in Coogee, this three-storey duplex was designed for modern family living.
The homes appear as two storeys from the street, increasing to three storeys at the rear due to the steep slope of the site. The design provides a fresh take on dual occupancy, incorporating landscaped front gardens and bold concrete bands.
After the complete demolition of the original dwelling, the new development prioritises space and functionality. The clients engaged Common Office for architectural design and worked with Phoebe Nicol Interior Architecture on the interiors. Each residence includes four bedrooms, three bathrooms, a private lift, and a swimming pool, completed with high-quality finishes.
The scope of work involved contiguous piling, bulk excavation, complex structural elements, and detailed interior fitouts with custom joinery, stone, polished plaster, and whitewashed timber. Externally, concrete render bands and metal balustrades define the architectural style. Additional features include a private steam room, landscaped outdoor areas, solar panels, and rainwater harvesting to enhance daily living.
Despite challenges such as narrow site access, material delays, and complex lower-ground slab construction, the project was completed in just 16 months through strategic planning and efficient delivery. The front residence sold for a record-breaking price, followed by the rear home at 39A, which also achieved an exceptional result, together a true testament to the project’s success.
